Carbon Footprint for properties managed by FPAM in the United Kingdom

Commentary: FY 2023

  • 100% of landlord carbon footprint is calculated using actual consumption data.
  • 62% of the total carbon footprint by floor area has been estimated using best practice benchmarks, due to the full repairing and insuring (FRI) / tenant control nature of leases.
  • Landlord energy consumption (Scope 1 & 2) represents only 8% of the total carbon footprint.
  • Tenant energy consumption accounts for the majority of the carbon footprint (92%).
  • Water and waste consumption (Scope 3) is <1% of the total carbon footprint. However, we only have consumption data for 38% of our properties. No estimates have been made for the properties for which we do not have data due to a lack of available benchmarks.
  • Well to Tank (WTT) and Transmission & Distribution (T&D) represents losses of gas and electricity from the grid in its journey to buildings (Scope 3).
  • Year on Year (YoY) analysis will be undertaken for FY 2023 – FY 2024.

Commentary: FY 2023

  • >99% of electricity procured by us and c30% of electricity procured by tenants is renewable. This can be accounted for as avoided carbon. In FY 2023 we avoided 3,766 tCO2e (34% of our total carbon footprint).
  • Electric vehicle (EV) charging at our sites prevents Internal Combustion Engine (ICE) miles and in 2022/23 we avoided 155 tCO2e. This is forecast to increase next year as we install more EV chargers.
  • Electricity generation from solar PV panels will be recorded as avoided carbon post the pilot installations becoming operational.
