First Property Asset Management Limited seeks to earn superior rates of return on equity for third party investors by investing in commercial property (retail, office and industrial) in the United Kingdom and Central & Eastern Europe. 

Its core competency is in identifying, buying well and managing properties which typically:

 

  • Are well located for the use to which they are being put.
  • Are relatively high yielding and ALWAYS with a positive spread over the cost of financing.
  • Are let on relatively low rents per square foot.
  • Are bought on relatively low capital values per square foot.
  • Have some scope for increasing value.
  • Range in size from anything as small as £1 million to £50 million or more.


FPAM adopts an active approach to property management, maintaining and creating value through strong landlord/tenant relationships, maximising planning gains and exploiting opportunities for capital gain wherever possible. Through its expertise and detailed due diligence on every target property, FPAM is able to add value to properties that may not be immediately apparent.

The management team has a proven track record in successfully running large scale property developments, as well as real estate management on a portfolio basis. This mix of expertise is vital in maximising returns.

 

FPAM seeks to enhance returns by borrowing against the properties it purchases. In order to militate against future interest rate rises FPAM, where appropriate, either hedges the interest rate risk or fixes the interest rate for a defined period on part or all of these borrowings.

 

FPAM earns fees in return for its management services typically calculated with reference to gross assets under management, together with super performance fees should returns exceed a predetermined level.
